 The Yachtsman Condominium Trust (YCT) is a self-managed property with 125 condominiums in Hyannis, Massachusetts. The Property Assistant - Groundskeeper (PAG) position is a year-round, part-time post with responsibility for the maintenance of the Yachtsman grounds and the physical structures. The PAG primary responsibility is to ensure the grounds are well-maintained in both appearance and functionality. Tasks will include trimming hedges, weeding, planting, and tending to the landscaping. The PAG also conducts garbage collection for the property. The PAG reports directly to the Yachtsman’s Property Manager and also reports to the Board of the Trustees. The PAG communicates with the Board and Unit Owners regularly about property issues, as well as the Yachtsman’s policies and procedures.
Primary Responsibilities: • Maintain gardens and lawns including planting, fertilizing, weeding, soil conditioning, mulching and applying pesticides, working with landscaping vendors. • Perform routine maintenance tasks, fix minor issues like plumbing leaks or electrical problems, and address more complex repairs. • Inspect property systems (HVAC, electrical, plumbing, etc.) to ensure they are functioning correctly, documenting findings and any necessary repairs. • Troubleshoot problems, diagnose issues, and recommend solutions or repairs. • Point of contact for tenants' maintenance requests, scheduling repairs and ensuring their needs are addressed. • Responsible for maintaining an inventory of maintenance supplies, ordering replacements, and managing the logistics of repair projects. • Assist property manager in various tasks, including coordinating repairs, scheduling inspections, and communicating with tenants. • Involved in maintaining the safety and security of the property, ensuring proper lighting, access controls, and security systems. • Ability to go into crawl spaces to address mechanical/plumbing issues for Unit Owners and Board. • Follow the protocols set forth in the Yachtsman Property Management Manual.
Job Requirements: • High School or equivalent plus applicable vocational or technical training. • 2+ year groundskeeping experience - condominium industry experience is a plus. • Strong customer service skills. • Independent problem solving and self-motivation are critical. • Computer Skills: Gmail, Microsoft Office, Scanning. • Valid Driver’s License and reliable transportation required. • Familiarity with sprinkler systems and other landscaping equipment. • Knowledge of gardening techniques. • Knowledge of gardening products such as fertilizers and pesticides. • Physical stamina and the ability to stand for long periods of time. • Ability to lift 50 pounds

Job Description
Experienced Site Superintendent responsible for overseeing daily operations on large-scale civil construction projects, including earthwork, utilities, roadways, and site development. Ensures safety, quality, and schedule adherence while coordinating field crews, subcontractors, and suppliers.
Position Duties:
·&nbsp; Supervise and direct the activities of one or more foreman.
·&nbsp; Access the productivity, quality, safety, scheduling procedures, and report to the PMs as needed.
·&nbsp; Oversee the scheduling of the project, understanding drawings, specifications, geotechnical reports, all types of earth support systems, dewatering systems, treatment systems
·&nbsp; As superintendent, supervise, coordinate and schedule subcontractors and job site operations.
·&nbsp; Monitor job site operations for compliance with contract requirements for noise and dust control, non-interruption of Owner activities, and utility shutdown procedures.
·&nbsp; Provide assistance to Site Safety, Health, and Substance Abuse Program to ensure the safety and well-being of all personnel at the job sites.
·&nbsp; Assist in the development of site-specific Safety and Quality plans.
·&nbsp; Provide job site quality control checks to ensure the best possible product in accordance with the Quality Control Plan.
·&nbsp; Participate in Safety and Quality Control meetings.
·&nbsp; Oversee the preparation of accurate, detailed, written safety and daily reports.
·&nbsp; Together with the Project Manager, prepare agenda and hold job progress meetings with subcontractors to coordinate project progress with minutes distributed to all parties.
·&nbsp; Maintain communications with Project Manager to ensure proper coordination of the project amongst the on-site office, job site operations and subcontractors/suppliers for the project.
·&nbsp; Participate in Pre-Construction activities as needed.
·&nbsp; Participate in Owner meetings.
Minimum Qualifications:
·&nbsp; Minimum five years’ supervisory experience in heavy civil and site work projects ranging from 3M – 150M.
·&nbsp; A degree in civil engineering, and five years of project experience
·&nbsp; Experience in supervising multiple subcontractors or crews on multiple construction projects
·&nbsp; Experience overseeing, foremen, or Crews
·&nbsp; Strong knowledge of piledriving, earth support, grading, excavation, underground utilities, concrete, and paving.
·&nbsp; Good communication and management skills
·&nbsp; Knowledge and efficiency of Microsoft Word, Excel and Procore
·&nbsp; OSHA Safety Course Certification and CPR Certification
