POSITION SUMMARY
The Property Manager is responsible for the day to day operations for a two hundred forty nine (249) unit elderly, Project Based, Section 8 property. Responsibilities for day-to-day operations include; staff supervision, maintaining occupancy and corresponding waitlist. Financial oversight to include monthly rent collections and operating within the propertys owner approved budget. Experience with Section 8 with COS designations is required.
 
ESSENTIAL JOB FUNCTIONS

Responsibilities:
<ul>
<li>Design and sell cabinetry projects</li>
<li>Cultivate relationships to achieve high customer satisfaction and achieve sales goal set</li>
<li>Take on multiple design projects at once from various project managers and Cape Associates clients</li>
<li>Take projects from schematic design to permit level and construction documents</li>
<li>Design work will range from millwork fabrication drawings to moderately sized residential renovations.</li>
<li>Individual is responsible for all necessary field measurements and accuracy of such</li>
<li>Communicate with engineers, interior designers, town officials, Cape Associates Wood Shop employees, vendors, subcontractors, and any other people involved in the design projects</li>
<li>Homeowner direct interaction</li>
<li>Management of multiple kitchen/bath projects simultaneously throughout the year</li>
<li>Sales goal for first 12 months is set upon hiring and is anticipated to grow annually.</li>

Requirements: 
<ul>
<li>Must have a minimum of three years experience within kitchen and bath design.</li>
<li>Previous experience selling Mouser and Wood Harbor products.</li>
<li>Must have experience estimating projects.</li>
<li>Excellent communication skills and ability to follow instructions.</li>
<li>Ability to thrive in an energetic and fast paced environment.</li>
<li>Positive attitude, willingness to work independently or as a team.</li>
<li>Passion and appreciation for residential design field.</li>
<li>Willingness to learn, detail orientated, self-motivated, organized.</li>
<li>High level of customer service and client relations.</li>
<li>Must be proficient in 20/20.</li>

Physical Requirements:
<ul>
<li>This is largely a sitting role, however, some standing and movement is required. Walking, and inspecting jobsites as needed, and occasionally access eaves, attics, and crawlspaces, to collect the necessary as-built information. This includes the ability to lift files, open filing cabinets, and bend/stand, as necessary.</li>

Minimum Qualifications and experience:

<li>Masters degree in social work, Mental Health Counseling, Counseling Psychology (or any related field of degree)</li>

<li>Professional staff are responsible for the delivery of the full range of therapeutic modalities and diagnostic services.</li>

Provide Initial Assessment, CANS, if applicable, ACORN, CRAFFT, if applicable, treatment plans, progress notes and maintain log service, documentation of all contact with client and collaterals; attend team meeting/activities pertaining to assigned case/s.</li>
<li>Ensure integration of all program services regarding client.</li>
<li>Accurate, timely, thorough completion of all documentation related to client participation in treatment.</li>
<li>Attend personnel meeting/s and supervision/s.</li>
<li>Collaborate closely and affectively with all other members of the treatment team.</li>
<li>Participate in quality improvement and assurance projects related to the program.</li>
<li>Consistent delivery of high quality, culturally competent, and appropriate mental health treatment to assigned case/s.</li>
