Senior Property Manager

The Senior Property Manager oversees operations, finances, and long-term planning for a portfolio of Homeowners Associations (HOAs). This role ensures compliance with governing documents, laws, and client expectations while serving as the primary liaison between Boards, homeowners, and vendors. Responsibilities include leading client relationships, supervising staff, and managing projects and vendors.

Key Responsibilities

Association Management

  • Primary contact for HOA Boards.
  • Conduct property inspections and address maintenance needs.
  • Enforce rules, regulations, and architectural guidelines.
  • Organize annual budget, and Board meetings; prepare agendas, packets, and minutes.
  • Execute Board decisions and community goals.

Financial Oversight

  • Develop and manage annual budgets and reserve plans.
  • Review financials and ensure timely payments.
  • Oversee dues collection and manage delinquencies.
  • Solicit bids and negotiate contracts.

Maintenance & Vendor Management

  • Handle maintenance requests and supervise repairs.
  • Manage vendor contracts and performance.
  • Ensure vendor compliance with insurance and licensing.

Compliance & Risk Management

  • Ensure legal compliance with HOA documents and regulations.
  • Manage insurance policies, renewals, and claims.
  • Coordinate with attorneys on legal matters.

Resident & Board Relations

  • Build positive relationships with Boards and homeowners.
  • Resolve homeowner inquiries and disputes.
  • Keep Boards informed of community issues and projects.

Qualifications

  • 5+ years in HOA/community management.
  • Knowledge of HOA laws and best practices.
  • CMCA®, AMS®, or PCAM® preferred (or within 12 months).
  • Proficiency with management software and MS Office.
  • Strong communication, financial, and problem-solving skills.
  • Ability to manage multiple communities.
  • Availability for evening board meetings.
  • Valid driver’s license and reliable vehicle.

Work Environment

Office-based with frequent site visits; some evening hours are required.
