Job Summary:
We are looking for a knowledgeable and reliable Residential Plumber with specific experience in multi-unit residential buildings such as apartment communities. The ideal candidate will be well-versed in the unique plumbing systems and challenges associated with apartment homes, including centralized systems, stacked risers, shared water heaters, and tenant service requests. This role requires a strong commitment to safety, attention to detail, and excellent customer service skills when interacting with residents and property management staff.
Primary Responsibilities:
- Service and Maintenance: Troubleshoot and repair plumbing issues in occupied and unoccupied apartment units, including leaks, clogs, low water pressure, and malfunctioning fixtures.
- Installations and Upgrades: Install or replace toilets, sinks, faucets, garbage disposals, water heaters, and other fixtures across the property.
- System Monitoring: Inspect and maintain common plumbing systems such as main water lines, drain stacks, sewage pumps, and hot water recirculation systems.
- Emergency Response: Respond to urgent plumbing calls such as flooding, burst pipes, or sewage backups with a sense of urgency and professionalism.
- Preventative Maintenance: Perform routine inspections and maintenance of plumbing systems in accordance with property guidelines to minimize future repairs.
- Code Compliance: Ensure all work complies with local plumbing codes, safety regulations, and company standards.
- Documentation: Accurately record work completed, parts used, and time spent for each job in the property’s maintenance software or work order system.
- Resident Interaction: Communicate clearly and respectfully with residents regarding repair timelines, water shutoffs, or access needs.
Qualifications:
- High school diploma or GED required.
- Journeyman Plumber License (or equivalent state certification) required.
- 3+ years of plumbing experience, with a minimum of 2 years working in apartment homes, condominiums, or other multi-unit buildings.
- Strong knowledge of apartment plumbing systems including vertical stacks, common-area mechanical rooms, and shared piping layouts.
- Ability to read blueprints, schematics, and work orders.
- Familiarity with water-saving and energy-efficient plumbing fixtures.
- Comfortable using plumbing tools and technology, including augers, hydro jetting, and camera inspections.
- Ability to lift heavy equipment, access tight spaces, and work from ladders or scaffolding when needed.
