Maintenance Supervisor
Full-Time | Monday-Friday | 7:30 AM – 4:30 PM
On-Call Rotation: Every Other Week
We are looking for an experienced and motivated Maintenance Supervisor to lead our onsite maintenance team and ensure our community remains safe, efficient, and well maintained. This role provides hands-on support while overseeing daily operations, vendor coordination, and team performance.
Key Responsibilities
• Supervise and support daily maintenance operations across the community
• Partner with the Property Manager to prioritize tasks and staffing needs
• Lead unit turns using a Make-Ready checklist and verify move-in readiness within 24 hours
• Conduct routine inspections of buildings and grounds to maintain cleanliness and curb appeal
• Manage vendors including landscaping and snow removal partners
• Complete and oversee service requests with a goal of 48-hour resolution
• Troubleshoot and repair HVAC, plumbing, electrical, carpentry, appliance, and general building systems
• Maintain accurate inventory, tools, and supplies; reorder as necessary
• Oversee and participate in preventative maintenance initiatives
• Uphold safety compliance and ensure team follows all guidelines
• Participate in on-call rotation and occasional weekend or overtime needs
• Additional responsibilities assigned by the Property Manager
Qualifications
• 3+ years of multifamily maintenance or related construction experience
• Prior experience leading or mentoring a maintenance team strongly preferred
• Skilled in:
– HVAC systems (heat pumps, forced induction)
– Plumbing, electrical, and carpentry repairs
– Appliance repair
– Pool care and chemical handling
• High School Diploma or GED required
• Valid driver's license required
• Comfortable working with web-based systems for logging time, organizing work orders, and tracking unit turns
• Clear communication and strong leadership abilities
• Able to read and follow technical manuals and diagrams in English
Physical Requirements
• Frequent standing, walking, bending, and lifting
• Ability to climb stairs/ladders and work in tight/elevated spaces
• Use of PPE when required
• Ability to operate a golf cart onsite
• Comfortable working under pressure during emergencies or peak demand
