Job Summary: The Rentals Caretaking Coordinator is responsible for ensuring the highest standards of property maintenance, guest satisfaction, and operational efficiency for our rental properties. This role involves a blend of hands-on tasks, quality control, inventory management, and coordination with internal teams. The Rentals Caretaking Coordinator is detail-oriented, proactive, and committed to maintaining exceptional client experiences. This role functions independently and does not have supervisory responsibilities.
Primary Duties:

Responsible for client property and grounds maintenance to include exterior home cleaning and light maintenance tasks, as well as other services throughout client-assigned properties.

Conducts quality checks before, during, and after guest check-ins and check-outs to maintain high property standards.

Collaborates with internal teams to estimate, quote, and deliver additional services as needed.

Tracks inventory of rental upsell items, including kayaks, paddleboards, canoes, and yard games.

Manages waivers for appropriate rental items or experiences.

Schedules trash pick-up and disposal at rental properties to ensure cleanliness and curb appeal.

Cleans grills and manages propane inventory, ensuring grills are fully operational for guest use.

Conducts routine property inspections, documenting findings and recommending improvements.

Examines rental properties for safety hazards, promptly reporting problems to management, and ensures exteriors of all rental properties are clean and safe for guest use.

Ensures heating and cooling systems are operational.

Ensures cleaning and maintenance supplies are stocked.

Manages locks and keys for rental properties.

Assists with Marketing and photography of rental properties as needed.

Assists with maintaining and balancing hot tubs as needed.

Knowledge of or willingness to learn company software including Slack, Google Suite, and Housecall Pro.
Education:

High school diploma or equivalent required.
Experience:

One or more years of property management experience preferred.
Licenses & Certificates:

Valid driver’s license required.
Physical Requirements:

Physical stamina for outdoor and indoor projects in various weather conditions.

Ability to lift and carry up to 50 pounds as needed.

Must have manual dexterity, good balance, and excellent hand-eye coordination.
