Position Summary

Knowledge of housing issues, service delivery systems for elders and persons with disabilities, and understanding of the aging process and disability issues, ability to establish and maintain trust and working relationships with consumers, families, staff, housing and other community agencies. Bachelor’s Degree in a Human Service related field with a minimum of two years experience working with elders, individuals with disabilities or caregivers preferred.

SUPERVISION:
The Housing Coordinator reports to the Housing/Home Sharing Program Director. 
 
ESSENTIAL FUNCTIONS:
Physical:
Visual, speaking, auditory and mobile capacity necessary:
Capacity to see computer screens, read written material, and drive a car.
Capacity to hear and speak on the telephone.
Capacity to communicate verbally with consumers, caregivers, supervisors and managers.
Capacity for fine manipulation in the frequent use of office equipment such as computers, copy machines, fax machines, telephones, calculators, etc.
Capacity to drive in all weather to visit consumers in their homes
Capacity to navigate uneven terrain in all weather to visit consumers in their homes
Capacity to climb stairs
Ability to sit and/or stand for extended periods of time.
Occasional reaching and grabbing objects with both hands, twisting of hand and wrist, and pushing and pulling of objects.
Occasional bending, squatting, and twisting to perform work functions.

Capacity to maintain confidentiality of all documentation and client communications according to HIPAA standards.

Environmental:
Work is split between indoor office work and traveling outdoors to meetings, training, and consumers’ homes.
Must be able to tolerate odors and pollutants including but not limited to smoke, air fresheners, pet dander, personal odors, etc. from a variety of in-home conditions.
Must be able to tolerate by-products of office machine operation.
Must be able to tolerate heat and cold of seasonal changes and indoor temperatures.

Stoneleigh-Burnham School, an independent boarding and day school for girls ingrades 7-12 in Greenfield, Massachusetts, seeks an experienced General Maintenance/Grounds Worker, effective immediately.

The General Maintenance/Grounds Worker will contribute to the upkeep of various items of equipment, systems and/or components to ensure that the School’s physical plant is in safe operating condition and to help create a safe and comfortable learning and working environment for students and staff. This position reports to the Facilities Manager.
Job Responsibilities:
● Ability to use heavy equipment (Tractors, Dump Truck, zero turn mower, 16’ commercial mower)
● Ability to use Trimmers, chainsaws and hand tools.
● Ability to service equipment and school vehicles.
● Ability to make quick repairs to continue the job
● Knowledge of putting in soccer, softball fields such as line painting.
● Assist other Maintenance and Grounds personnel to support the completion of their work duties (including on-call snow removal, when necessary)
● Assist in repair/installation of such items as windows, roofs, building structures, floors, stairs, lighting fixtures, etc.
● Assist with facility re-organization of classrooms, offices and other spaces
● Assist with carpentry, painting, plumbing and electrical work
● Assist with maintenance of swimming pool
● Assist with set-up of school events
● Maintain all boiler rooms, janitor closets, maintenance shop and storage areas in constant state of good condition
● Maintain tools/equipment in safe operating condition
● Practice safe work habits
● Participate in staff meetings and trainings, as directed
● Maintain professional and appropriate relations with all students, families, staff and visitors
● Perform other duties as assigned.
Qualifications:
● High School or Vocational School diploma, or equivalent
● Valid Massachusetts Driver’s license
● Background checks (CORI/SORI/Fingerprinting)
● At least 2 years of relevant experience in basic facilities maintenance along with general knowledge of electrical, plumbing and maintenance diagnostics/repair
● Ability to work with small tools and equipment
● Ability to read, write and follow oral and written instructions
● Ability to communicate effectively with staff and students
● Ability to apply mathematical skills to allow for accuracy in measurement
● Possess the necessary physical abilities, with or without the aid of mechanical devices, to safely perform the duties and responsibilities of the position including:
● Lifting and carrying a minimum of fifty (50) pounds
● Climbing stairs, ladders and scaffolding, and working at heights above ten (10) feet
● Performing tasks requiring bending, stooping, kneeling and moving between and within buildings on campus
● Working in confined spaces
● Working within extreme temperature ranges both indoors and outdoors
● Flexibility to work occasional evenings and weekends as needed
● Sense of humor

GENERAL MAINTENANCE/GROUNDS WORKER

SUMMARY OF POSITION FUNCTION:
Responsible for cleaning and maintaining the health and safety standards of the buildings and grounds. 
MAJOR DUTIES AND RESPONSIBILITIES: 
<ul>
<li>Performs interior and exterior center janitorial, building maintenance and ground keeping assignments. </li>
<li>Responsible for the general maintenance of the landscape of the center. </li>
<li>Ensures all equipment and facilities are cleaned and maintained in accordance with center, OSHA and DOL standards. </li>
<li>Stocks supply room with appropriate supplies. Maintains grounds, and picks up trash, paper, and other debris. </li>
<li>Shovels and removes snow and ice from designated areas such as sidewalks, entryways, and roofs as required. Salts ice on the exterior grounds of the facility. </li>
<li>Moves furniture, equipment, or fixtures as required.</li>
<li>Sets up rooms for meetings, classes or events. </li>
<li>Assists the center in every effort necessary to achieve its OMS goals, as well as ensuring that the Zero Tolerance Policy is strictly adhered to.</li>
<li>Promotes a positive work environment demonstrating career success standards and core values.</li>
