ROLE AND RESPONSIBILITIES
Uses a pneumatic nail gun to repair or assemble pallets. In a repair department places pallet on repair table, removes defective boards, replaces new boards, and nails replaced boards into place. In an assembly department takes stock boards and nails together based on type of pallet desired. Responsible for troubleshooting jams and basic maintenance of the saw.
Work requires operator to stand for long periods of time. Operators must be able to repeatedly lift a pallet weighing 50-75 lbs. Nail guns must be operated with extreme care, adhering to company safety procedures at all times.

QUALIFICATIONS AND EDUCATION REQUIREMENTS
Repair Operators must have physical strength, hand-eye coordination, and endurance. Repair Operators must also be able to concentrate on their tasks. The ability to understand and communicate information is also essential.
Must have a high school diploma or its equivalent.

PREFERRED SKILLS
2+ years previous experience working in an industrial, fast moving setting with industrial machinery.

The base salary range for this position in Stevens Point, WI is $75,000 to $110,000, along with annual bonus eligibility. For the position based in Boston, MA, the base salary range is $80,000 to $115,000 along with annual bonus eligibility. Total compensation for a candidate is determined by their relevant skills, location, and experience. About This Position Mass Audubon is seeking a Property Manager IV. This position is responsible for a wide range of property management duties that support both day-to-day and long-term management of Mass Audubon’s wildlife sanctuaries on Martha’s Vineyard and Nantucket. This includes the training and supervision of property staff and caretakers, direct and indirect maintenance and ecological management of five wildlife sanctuaries, supervision and care of buildings, animal care, regular communication with abutters, visitors, and contractors, and project management.
As a member of the Southeast Region, the Property Manager IV is involved in both annual and strategic planning for the region as well as long-term project management. This position may also serve on various Mass Audubon committees to provide support and/or input on statewide initiatives.

Responsibilities
Property Management
<ul>
<li>Ensure the maintenance and security of properties by:
<ul>
<li>developing, maintaining, and evaluating a schedule of priority tasks that must be completed at all sites;</li>
<li>assisting the Islands Sanctuary Director and land protection staff in addressing sanctuary defense issues;</li>
<li>procuring, directing, monitoring and evaluating the work of contractors and consultants;</li>
<li>ensuring that all property boundaries are identified, posted, and monitored;</li>
<li>establishing and supervising tasks that are addressed by other property staff and volunteers to ensure their timely and cost effective completion throughout the region.</li>
</ul>
</li>
<li>Maintain grounds and property by:
<ul>
<li>mowing, raking, trimming, pruning, cutting and removing trees;</li>
<li>constructing and maintaining trails, roadways, and parking areas;</li>
<li>shoveling, sanding, and plowing snow;</li>
<li>constructing and/or repairing fences, cages, and signs;</li>
<li>working on special projects, as needed, including responding to storm-related damage and/or the property management needs of other Mass Audubon sanctuaries.</li>

</li>
<li>Maintain buildings and other structures by:
<ul>
<li>painting and other tasks required to maintain buildings;</li>
<li>performing carpentry duties;</li>
<li>cleaning gutters;</li>
<li>winterizing buildings and systems;</li>
<li>performing emergency repairs;</li>
<li>assisting with minor plumbing, electrical, or mechanical repairs;</li>
<li>overseeing regional UpKeep database entries and ensuring they are up to date for all facilities and systems.</li>

<li>Oversee and/or implement custodial and related services such as:
<ul>
<li>removal of trash and debris and recycling materials;</li>
<li>restroom cleaning;</li>
<li>general cleaning, including washing and waxing floors, cleaning windows, vacuuming carpets, and maintaining nature center exhibits;</li>
<li>setting up, moving, and dismantling equipment necessary for Mass Audubon educational programs in coordination with the region’s education and operations staff.</li>
</ul>
</li>
<li>Ensure that all Islands equipment and vehicles are maintained in working order in accordance with established safety standards and guidelines by completing general and seasonal maintenance and contracting with local mechanics as needed. </li>
<li>Develop and evaluate plans relating to the maintenance, repair and replacement of the Islands equipment, supplies, buildings, and vehicles.</li>
<li>Work with Senior Conservation Ecologist, Senior Regional Director, Regional Director, and Islands Sanctuary Director to integrate ecological management priorities with property management tasks and schedules.</li>
<li>Prepare written reports, proposals, and plans for property management projects as required.</li>
<li>Monitor and evaluate safety needs of wildlife sanctuaries within the region and assist and participate in safety related training for sanctuary staff.</li>
</ul>
Supervision and Budget Development
<ul>
<li>Supervise property staff and interns by:</li>
<li>making recommendations on routine employment decisions to including hiring, and performance;</li>
<li>assigning work, providing training, and advising staff and interns as necessary;</li>
<li>resolving routine human resources and property issues.</li>
<li>Recruit, hire, train, support, and evaluate all Islands property staff and caretakers.</li>
<li>Encourage staff growth and professional development through ongoing workshops and trainings in the region.</li>
<li>Work with Operations staff, Regional Director, Senior Regional Director, and Senior Conservation Ecologist to prepare a property management annual plan and operating budget for sanctuaries and other managed properties.</li>
<li>Attend required meetings, including monthly Property Leadership meetings as needed and serve as part of the regional management team as needed.</li>
</ul>
Community Relations
<ul>
<li>Represent Mass Audubon in the local community in a positive and constructive manner, expanding its presence to increase local support, and maintain routine contact with neighbors, town officials, and representatives.</li>
<li>Work with Volunteer Coordinator to plan for and implement individual and group Volunteer Workdays.</li>
<li>Provide efficient and courteous service to the public by offering information about the site to visitors and responding to other visitor service requests.</li>
</ul>
Site-Specific Responsibilities
<ul>
<li>Care for animal ambassadors and their habitats at the Nature Center and ensure best practices with their care.</li>

Compensation, Benefits and Perks This position’s pay range is $67,000-$72,000 per year; actual salary will reflect level of experience and qualifications relative to position requirements. Benefits eligible staff at Mass Audubon may elect to enroll in medical, dental, and vision plans.
